Helping Sellers Navigate Today’s Market

Helping Sellers Navigate Today’s Market

by Nina Soden | September 8, 2025

As the market continues to shift, many sellers are still adjusting to the reality of a more buyer-driven environment. I wanted to share a few strategies to help you position your home to sell more quickly and competitively in today’s climate.

3 Key Strategies for Sellers in a Buyer’s Market

1. Price to Attract, Not to Negotiate
Buyers today are rate-sensitive and payment-focused. Overpricing a home — even slightly — can drastically reduce showing activity. Pricing right from the start is often more effective than chasing the market downward through multiple reductions.

2. Be the Best Value in the Neighborhood
In a competitive market, homes that show well and are perceived as a strong value will always move first. Sellers are encouraged to review the most recent comparable sales and position their home as the most compelling option in the area.

3. Use Financing Incentives Strategically
Rather than relying solely on price reductions, consider offering financing incentives such as seller-paid rate buydowns or closing cost contributions. These tools can significantly improve a buyer’s affordability without dramatically impacting your bottom line. If you’re interested in this option, I have a few preferred lenders that would be happy to provide a breakdown of what this would look like and how much it would cost.

As a North Alabama listing agent, I am here to support you with strategies that can help you get under contract and to the closing table.
